  • What areas are you interested in?
  • What price point?
  • Do you need a lender recommendation?
  • Are there any particular homes you have seen on the market, that you’d like to see in person?
[Agent] “Great that makes total sense! Right now, inventory is very low, so a lot of people are just browsing to see what’s hitting the market until they’re ready. What areas are you interested in? What price point? Do you need a lender recommendation? Are there any particular homes you have seen on the market that you’d like to see in person? How best can I help?”

And then

“Awesome! I’d love to update your property alerts so that we are only sending you the best listings that actually fit your criteria. So, to clarify, you want… (Recap what they’ve shared with regards to price, location, etc.)”

  1. [Lead] Responds, “I’m planning to move soon”

[Agent]“That’s great!” - Probing questions: Cash? Financing? Do you need a lender recommendation? Neighborhoods. See previous LPMAMA questions.

If they answer with significant connection, these are the agent next steps:

Update status based on where they are in the funnel

Don't forget!

In Dakno Admin:

  1. Set the lead up on a property search regardless if they answered the phone or not.  If they didn’t answer, set one up based on the property they were interested in.
  2. Add a note that you’ve completed Day 1 and anything else relevant.
  3. If you made a significant connection (set an appointment or got commitment from them) remove them from the 8 Day Smart Plan by removing the ELP Smart Plan tag from your Contact in Dakno Admin.
